AIV Allgemeine Immobilienverwaltung GmbH is a real estate company within the Generali Group. It is owned by Generali Holding Vienna AG, Vienna, with a stake of 62.5 per cent, and Assicurazioni Generali S.p.A., Trieste, with a stake of 37.5 per cent.

This makes AIV a single source of comprehensive and professional portfolio management services in Austria and Central and Eastern Europe. AIV manages property with a total useable area of 750,000 square metres or roughly 8,100,000 square feet. About 85 percent of the total is located in Austria, and approximately 15 per cent in Central and Eastern Europe. The portfolio comprises office, residential space, retail premises and mixed-use properties.

Property and Centre Management
Our Property Management Department is responsible for classic day-to-day operations, making it the first point of contact for our tenants. Its activities range from answering simple enquiries to ordering replacement keys, ensuring that properties are cleaned and maintained, carrying out repairs and drawing up transparent rates and running cost accounts to providing advice on tenancy law.

Brokerage and Sales
AIV has its own Brokerage Department, ensuring that properties are rapidly tenanted in line with prevailing market conditions and thus minimizing vacancies. Our staff’s personal dedication is backed up by advertising that is precisely tailored to each particular target group.Our activities are supplemented by alliances with respected and carefully selected external brokers.

Construction and Project Management
Construction Department manages construction and maintenance work totaling about 40 million euros a year. The department draws upon its solid expertise in maintaining and revitalizing the fabric of valuable inner-city buildings and in equipping properties with modern HVACR systems. AIV also performs development work for its clients. It is our policy to collaborate with talented and internationally renowned architects.
